                We are seeking Private Investors for Residential and Commercial Loans

                This is a unique lending program that will allow private investors to make a return on investment in the 10-13% range on their money each and every year. We are seeking investors who have $40,000 - $50,000, even $100,000 or more and are looking for a much higher return on their investment than mainstream investments.  These investors will become our lenders through this unique private lending program. The borrowers are the kind of individuals who have good equity in a piece of property and/or have outstanding invoices to credit worthy commercial customers, but may have some credit problems and cannot be approved by the institutional lenders, therefore, they must go to the private sector.  A unique program where you can earn exceptionally high returns on your investment and we lien each property with a 1st mortgage in case of default by the borrowers so we can resell the property if a default occurs and we don't have to wait for any other lenders to get their payback. If we are financing invoices we also place a first position lien on the invoices and base our credit decisions on the customers credit not the business that is owed. This is also known as factoring.


                The main reason the sub-prime crisis occurred in 2006 is because the large pool investors pulled out of lending to less than perfect credit borrowers essentially giving these borrowers nowhere to go for their refinance and led them into default. While this is a riskier investment we feel the time is ripe for this program to take over where the larger institutions left off.                 The type of loans that you will be funding are what we call equity loans, or hard money loans and factoring invoices. Usually the highest loan-to-value ratio that you will lend on these loans is about 70-80%. This will mean maximum security for our investors.

                BORROWERS COME TO US BECAUSE:

                1. Credit problems in the past and are unable to get bank financing.
                2. Banks and other lenders are not making loans on a certain type of loan request.
                3. Not on the job long enough.
                4. Just moved into town.
                5. Loan request is too small for an institutional lender.
                6. Business related loan request.
                7. Second home, or rental property.

                Banks find many more excuses not to approve loans, even though the property may have plenty of equity and be considered a very well secured loan. When borrowers have no place to turn, they will come to us and we can close several of these loans each month. These are typically small loans of $15,000 to $50,000. The borrowers are usually desperate and will pay a premium interest rate to our investors between 10% and 15% or more and are often only short terms such as 2-3 years.
                We have top notch appraisers and title insurance agents that we trust to ensure each property is valued correctly and free of any other liens. We invest your money primarily in real estate secured mortgages or trust deeds depending upon the state. Our primary lending territory includes the metro Philadelphia area.
